The starter tool stack
Software: InspectorData ($69.99/mo with 90-day free trial means you don't pay until you've actually inspected). Camera: Mid-range mirrorless or just your phone with a good case. Tools: moisture meter, IR thermometer, ladder, electrical tester, gas/CO detector.
First-year pricing strategy
Don't undercut. Charge $375-$500 for a residential pre-purchase. Add $150-$200 for sewer scopes. Wind-mit and 4-point are profitable add-ons in Florida.
Marketing that actually works
Realtor relationships > paid ads. InterNACHI's local directory + Google Business Profile + targeted realtor outreach gets you to break-even in 4-6 months.
Year one milestones
